Exterior & Structure

This section covers the expected service life of exterior building elements, roofs, fences, decks and other outdoor structural components.

Useful starting points

Why exterior lifespans vary so much

Weather exposure, drainage, coastal air, freeze-thaw cycles, timber treatment, installation quality and maintenance can have a greater effect outdoors than simple age. Two apparently similar structures can therefore have very different remaining lives.

Inspect condition, not just age

Look for water penetration, movement, cracking, rot, corrosion, loose fixings and drainage problems. Age is useful for budgeting, but visible deterioration and structural performance matter more when deciding whether repair is needed.

When to bring in a professional

Roof movement, structural cracking, significant timber decay, retaining-wall movement and other load-bearing defects should be assessed by a suitably competent person rather than diagnosed from a lifespan estimate alone.
